If you can’t rent your property or it takes a long time to rent, then your annual rental is drastically minimised. When assessing a property it is crucial you consider your competition in the market. Why would a tenant chose your property over the competition. The quality of photos and position on line become paramount to capture the attention of the available tenant.The second was the costs. Maintenance or levies (rates or body corporate fees). There are many units in the inner city that appear to have awesome returns when you stack up a low purchase price against the high weekly rent. But if their body corporate fees are higher, and some are, it wipes out all the upside.WHAT happens if you want to break your lease?Similarly high maintenance costs or expenses can wipe out a large portion of the annual rent. This is acceptable if it adds capital value, but sometimes these costs just return the property to the appropriate standard.Finally your borrowing costs can hurt your bottom line. Things like avoiding mortgage insurance where possible, or other fees and ensuring your interest rate is as low as possible. Most savvy investors will address their loans every two years. In the current market the lenders are offering extraordinary deals to get your business, this is where the use of a broker plays a key role, not only at the start, but during the life of your loan.So when buying an investment do that small due diligence. Work out the net return. Ask your adviser to give you all the costs, get your builder to forecast the potential maintenance costs and find a broker that you can work with over the coming years.
TVNZ One News 18 January 2019A new poll suggests there is strong public support for cafes and other businesses to block pornography websites on their in-store Wi-Fi.It comes after Starbucks Coffee rolled out an international block in this year, following consumer pressure. Some members of the public told 1 NEWS watching pornography in public had never occurred to them, another said they had “never heard of it, and that it seemed “a little unnecessary” and one person agreed people should not be watching pornography in public. Bob McCoskrie of Family First said the result was “indicative of the growing community concern over this issue”. Family First supporters went around some cafes and fast food restaurants testing if they could access pornography on the Wi-Fi, finding some blocked pornography, and some did not. Family First commissioned the poll by Curia Market Research that found 79 per cent of respondents thought there should be adult filters in place for public Wi-Fi, with 16 per cent opposed and six per cent unsure. Three players were sent off as Genoa, Italy’s oldest professional club, beat Hellas Verona 3-0 to guarantee their Serie A survival on Sunday.However, Lecce became the final team to be relegated after losing 3-4 at home to Parma. Genoa, whose coach Davide Nicola pulled off one of Serie A’s great escapes with Crotone three years ago, finished 17th in the 20-team competition with 39 points.It means he has ensured their survival on the last day of the season for the second year running.Lecce, who had the worst defence in the league with 85 goals conceded in 38 matches, were relegated for the ninth time since their Serie A debut in 1985/1986.They will join Brescia, who like Lecce were promoted last season, and SPAL in Serie B.Lecce needed to win and hope that Verona could take at least a point at Genoa, but their hopes were effectively over after half an hour. RED BANK – The 22nd annual Holiday Express concert and Red Bank Tree lighting was held Friday night with thousands packing Broad Street to ring in the holiday season.The concert came with all the trimming – the Grinch, holiday dancers, rock n’ roll seasonal tunes and Tim McLoone and Holiday Express.On cue, the borough’s holiday tree, standing in Riverside Gardens, was lit as were the tiny white-light bedecked trees flanking Broad Street.
